We provide a Certificate of Insurance, with the property owner or management company listed as additional insured, before the first visit on a new account. COIs are renewed annually, and we update on request whenever an insurance compliance audit comes through.
On most commercial portfolios in this market, you do not actually know who is on your property. We assign a single foreman to your account. That foreman runs the route, signs off on the day's work, and is the contact for issues, requests, and walkthroughs. When the foreman is out, the backup is someone who already knows your site, not a stranger handed your address that morning.

Yes. We carry general liability and workers' compensation in Michigan and provide a COI listing the property manager or owner as additional insured before the first visit. We update COIs annually and on request. If your compliance team uses a third-party verification service (MyCOI, ProcureRise, etc.), we are familiar with the workflow.
Mowing is on a fixed weekly route. For storm response, on-call requests, or punch-list items, we typically respond within one business day. Snow events on commercial sites are pre-treated and monitored in real time, with priority lots cleared before business hours.
Standard commercial billing is monthly, net 30, on a fixed seasonal contract amount. Larger portfolios can be invoiced on a custom schedule. We accept ACH, check, and credit card. Invoices are itemized so accounting can route them cleanly through your AP system.
Yes, on contract. Active commercial accounts get a direct line to the foreman assigned to the property and a backup dispatch number for after-hours storm response, downed limbs, irrigation breaks, and ice events. We confirm coverage scope in writing before signing.
