What's included in a typical contract.

Weekly mowing & line work

Mowing, edging, and string trim work on a fixed weekly schedule from spring start-up through fall shutdown. Crisp lines along curbs, walks, and bed edges every visit.

Bed maintenance & mulch refresh

Bed cleanup, weed pulls, edge cuts, and a fresh mulch install on contract (annual or biennial depending on the property). Beds stay sharp, not patchy.

Seasonal flower rotations

Spring, summer, and fall annual rotations at entrances, monument signs, and resident-facing focal points. Optional, scoped per location.

Irrigation oversight

System start-up, mid-season check, and winterization. We coordinate repairs with your existing irrigation contractor or handle straightforward fixes in-house.

Turf health program

Fertilization rounds, weed control, aeration, and overseeding scheduled to keep common-area turf consistent year over year, not patched after it fails.

Snow & ice in winter

Pre-treatment, plowing, sidewalk clearing, and salt service rolled into the same annual contract so you have one number, one invoice, one accountable team.

Insurance & COI, handled correctly.

Property managers rightfully care about this. Blade Runners Lawn & Landscapes, LLC carries general liability and workers' compensation in the state of Michigan. We provide a Certificate of Insurance, with the property owner or management company listed as additional insured, before the first visit on a new account. COIs are renewed annually, and we update on request whenever an insurance compliance audit comes through.

The dedicated foreman model.

On most commercial portfolios in this market, you do not actually know who is on your property. We assign a single foreman to your account. That foreman runs the route, signs off on the day's work, and is the contact for issues, requests, and walkthroughs. When the foreman is out, the backup is someone who already knows your site, not a stranger handed your address that morning.

Property walk & scope

We walk the site with you, take measurements, photograph trouble spots, and write a scope that matches what the property actually needs (not a copy-paste).

Contract & COI

You get a fixed-price seasonal or annual contract, line-itemed by service. COI is issued naming the correct additional insured before kickoff.

Crew assignment

We assign your dedicated foreman, build the site book, and lock in your visit day. Spring or winter, we are ready before the first event.

Quarterly business reviews

Every quarter we sit down with you, review what happened, what is coming, and what should change. Surprises belong on residential, not on commercial.

Common questions about commercial care.

What kind of contracts do you offer?

Seasonal grounds care contracts (typically full-year, with summer mowing and winter snow folded into one scope) and standalone summer-only or winter-only agreements when that fits the property. Pricing is fixed monthly so it is easy to budget. Multi-year agreements with rate locks are available for portfolios.

Can you provide a Certificate of Insurance?

Yes. We carry general liability and workers' compensation in Michigan and provide a COI listing the property manager or owner as additional insured before the first visit. We update COIs annually and on request. If your compliance team uses a third-party verification service (MyCOI, ProcureRise, etc.), we are familiar with the workflow.

How fast is your response time?

Mowing is on a fixed weekly route. For storm response, on-call requests, or punch-list items, we typically respond within one business day. Snow events on commercial sites are pre-treated and monitored in real time, with priority lots cleared before business hours.

What are your billing terms?

Standard commercial billing is monthly, net 30, on a fixed seasonal contract amount. Larger portfolios can be invoiced on a custom schedule. We accept ACH, check, and credit card. Invoices are itemized so accounting can route them cleanly through your AP system.

Do you handle after-hours or emergency calls?

Yes, on contract. Active commercial accounts get a direct line to the foreman assigned to the property and a backup dispatch number for after-hours storm response, downed limbs, irrigation breaks, and ice events. We confirm coverage scope in writing before signing.
